Why the Housing Market is Creating Lots of Houses for Rent in Atlanta Georgia and Elsewhere

Rather than risk not being able to sell a house at all, or risk selling a home for less than the perceived value of the house, many property owners and managers have chosen to put their houses up for rent. Doing so enables them to generate revenue while they wait for home prices to stop falling and start moving in a more favorable direction.

While this situation works well for property owners, it also benefits the throngs of people who, for a number of reasons, are choosing to rent during these troubled economic times. One reason many previous and potential first-time home buyers turn to houses for rent is to avoid ending up with negative equity a few months after purchasing a home. Rather than buy prematurely, they prefer to rent until they’re confident that home prices in the area they’re looking to buy have hit rock bottom.

Many who choose to rent are also happy to be free of the financial obligations of home ownership. Home ownership is costly, and not having to worry about insurance, maintenance and everything else that goes along with it lets them spend less and helps bulk up their savings accounts. Plus, it’s a lot easier to break a lease to relocate for a new job than it is to sell a home.

Smart property owners and managers also realize that in many areas, renters are choosing nicer, single family homes that were once targeted mainly towards executives. That drives up demand and makes it easier to offer houses for rent in GA or houses for rent MN and elsewhere at rates that completely or very nearly cover their mortgage payments and other costs.

Interesting info to know.  Here in Ohio it pays more to own verses rent for 4 years.
