Some people are crazy! Maybe it was the end of the world prediction which caused this offer to come into my inbox (mind you...the agent didn't have the nerve to call me first). The buyers obviously wanted to think about their new home prior to the earthquakes this weekend which were going to end life...I have no idea....full moon?

I got an offer on a listing this weekend. Great right? Wrong!

This offer, while not too off-base in price, asked that we take their offer now and then in a week "or so" they are going to list their home. Yes, the offer is contingent and they also wanted to put only $1000 into escrow (the home is listed for $750K). Uh huh...ok, is this a joke? Alan?

I told the agent that if we could come to terms, we'd consider giving these clients the "first right of refusal" but needed to keep marketing the home. And we would not do this until they had the home listed for sale. Well these buyers didn't want to "hassle" with listing until they knew they had another home tied up and waiting for them. Well....my sellers didn't want to tie up their home and wait for someone to sell theirs.

Am I missing something?

Then the agent became a bit annoyed and announced "these buyers are going to go somewhere else then and you are going to lose them."

Not sure we had them. My sellers did say they would tie up the home and give them 30 days, with a large deposit. But...wait for it....the buyers didnt' want to "tie up" their money.

Yes, it is too funny!  I really don't understand what this agent was thinking or not thinking for that matter.  You are right, you never hsd them!!  Good for you!

Some buyers ( and their agents) can be so ridiculous in their thinking. I would have told the agent: " That's fine, we are moving forward with this listing, but thanks anyway". Really, how do you even know what the " buyers" are going to list their house for? If they are serious, then let them prove it by putting their house on the market and making an offer.

I'm not sure this was so much the fault of the Buyers as with a Realtor who thought this might be acceptable, and whose overwhelming feeling wasn't embarrassment at even asking in the first place.  The fact that the Agent didn't call you first goes along with the rest of it . . .

Maybe that was an agent with zero experience? Maybe it was a buyer who was "sure" their fantastic house would sell in an instant?

We are getting some weird stuff lately...I had a similar one where they wanted to wait until the husband returned from outside the U.S. to make it "solid"...we countered that we would give them first right of refusal if another offer came in while they were waiting and keep it active...but we could never agree on price...

Your loss is going to end up being somebody eleses loss.  I am sure they would not take a deal like this on their home if and when they get around to listing it

Karen - I'm sure your sellers are sad by the lose.  I can't tell you the last time I wrote an offer contingent on my buyers home selling that wasn't even listed or under contract, wait I've never done it.

Ok, I think that truly had to be a joke.  Any self respecting agent would know better than that....wouldn't they?  Guess not in this case.  Oh well, have them come back when they can actually buy the home.  Lots of luck :)!

Karen - The gall of that agent. It is the seller that makes the decision anyway. But C'Mon. Who's to say their home won't sell in multiples. Since you will be pricing it right. And THAT is what the 72 hour right of refusal is all about.

Karen - I agree with the others, I'm sure they would be singing a completely different song if they were selling their home and some buyer did the exact same to them.

Karen  The photo you selected tells it all.  There seems to be an illness going around recently that makes buyers think they can dictate any terms suitable to them and them ony - they are just plain crazy
