Review the Deed at Closing

I just read a blog that discussed reviewing the HUD at closing and it reminded me about a closing I had that there was an error on the deed.

 

This was a NH builder, I was marketing his new homes in his  NH subdivision.  When I asked to review the deed at the closing table, the closing agent said sure, but there was a snide smile on her face, like yeah right, real estate agent is checking our work.

I pulled out the old deed and the plot plan and was reviewing the property description when I realized the deed was transferring the entire subdivision to this buyer.

Oops, excuse me Miss snide closing agent, seems to be an error on this deed!

My builder thought I walked on water, all I did was my job. 

As you might expect, I ALWAYS review the deed before closing if possible, but at the latest I do it at the closing table.

Great catch Rene, not every agent would do this... that is where good old fashioned service wins the day and wins over the cleint.

Congrats on catching that one!! Yikes! We're all human, and it's always good to have a second set of eyes on documents. There are so many things which can go wrong.

With the advent of technology, sometimes mistakes are even easier to make. Had that been done by hand, an entire subdivision would never have been transferred, right?

Hi Rene, I just know your builder thinks very highly of your for catching that error. Many of us always check the HUD-1 settlement statement, but it's definitely a good idea to also check that Deed too.

Hey Rene, that's great - I do not read the deed as I always thought that's why we have attorneys. Settlement statement? may be - but deed? never.
