but Seriously! It's come to this??

At my last open house, I had 3 people within the first half hour. After that, no one else came through the door for the duration of the hours advertised. I didn't even give it a second thought, as this has been a common scenario here on Long Island for some time. I even blogged about this topic several months ago.

Is an Open House a Waste of Time?

As I went to pick up my signs, I almost drove right by them as they had been knocked down. My first thought was maybe some bored local youths were just killing a little time and having some fun. However, I really need to apologize for that initial reaction because bored local youths were not involved in this prank. As I reached my last sign, exactly who was behind it became evident. On the corner of a busy intersection, my last sign, was not only knocked over but also thrown into the bushes. In front of it was another real estate sign from a prominent, well-established agency often seen around these parts.  Open house sign in the bushes

There's no need for me to name names. You know who you are. Your open house was just a few doors down from mine and it started 1 hour later. Was this really necessary? Maybe you were absent from school the day we all received the lesson about playing nice in the sandbox.

OKAY, I GET IT.

It's a dog eat dog world.

I hope you found your buyer that day.

It is a numbers game. Get your real full motion videos one by one shot, edited, rendered, uploaded. Then craft the SEO links, copy just like blog posts, websites and then watch them come up in blended search front page search. Heck call them New York Real Estate Open House Home Tours - 123 Acme Street etc. Those videos are 50% more likely to come up in a search, get toggled and stand out. These open houses don't need to have buyers at the actual premises for your two hour small window. Many buyers in different time zones, zip codes and broaden your market reach. Watched over and over. Sent to their parents who are anxious to see it. On the west coast. Helping them with the down payment. Think of them as hundreds of open houses. Not a slide show with Kenny G but real video with sounds of the crackling fireplace, your voice talking to a buyer like he was getting the tour, not scripted. So he can see how the place flows, the rooms connect, the view from all sides around the place.

I was thinking of going to the homeowners and telling them a little about their agent and then I had the same thought, "what if it was the homeowners who did it?" I guess I'll never know.

Jill-I have to laugh, a couple of months ago I was picking up my signs after an open house from a busy corner and an agent came flying down the street slammed on her brakes and got out and accused me off throwing her signs in the bushes, I told her that when I put my signs out there weren't any others. She later emailed and apologized. I'm sorry that happened. Best.

It's not worth getting too upset over. With or without signs, open house attendence and results are about the same. I wouldn't accuse anyone unless you actually saw them do it. It very well could have ben a neighbor, or HOA enforcer type, or just a local agent that can't get a listing.

Jill - Now that is a HOT MESS.  I can't believe anyone, Agent or homeowner, would have the audacity to toss your signs to the side.  It's so sad the extremes that some people will go too.

Well, what can you do?  Let's just try to have a better thought..... and move on.  Silly, immature agents using tactics like that will create their own bad energies around themselves, their business and worst of all, their reputation.  It will be difficult to recover their integrity......

Hi Jill..call me silly but to me if I was a buyer and there were TWO signs for open houses in the neighborhood I was looking in, that would be a GOOD thing and make me want to turn the car down that street to see them both. Who knows what motivates people to do what they do, but as long as you're out there workin it..it's a good thing! I'm sure by now your over it, but man, I would be a bit upset as well.

This post took me back to an incident a number of years ago when an upstart company with a different business model came into the neighborhood and some of the old school local agents thought it perfectly acceptable to not only take down their many signs pointing to open houses, but take them away from the scene.  Sounds like larceny to me.  On the other side of the coin, I've had my signs laying on the sidewalk on the stillest of days and determined who did it.  Sometimes we can add two and two and come up with a resounding but erroneous five.

Jill, That's frustrating, but you need to continue taking the High Road, as you've done.  Probably was the other agent, but you don't know for sure and therefore can't accuse him/her. But maybe it was the homeowner.  Around here we're encouraged to get permission from the homeowner if we're placing an Open House sign on their property. If you do that and your sign ends up in the bushes you know it wasn't the homeowner.  I've sat Open Houses during Super Bowl Sunday (with no TV) and no visitors.

Geri - It's not inconceivable that with my underdeveloped and underutilized math skills, 2 + 2, can indeed, equal 5.

Lloyd - After the first 10 seconds, I really wasn't planning to accuse anybody. Over Memorial Day weekend, I again sat in an Open House which attracted no visitors. The house will sell when it sells.
