     I sincerely thought about doing this entire post in FLAMING RED That'sGene Mundt Chicago Bancorp Irate about New Google Mortgage Services blog how frustrated ... how upset I was ... how close to flames ... after reading and viewing a video about a new Google service being launched regarding mortgage and financial services.    

     Attached you will find that link to the video I speak of.  As a mortgage lender, this new service they are promoting to potential home buyers alarms me greatly.  It totally undercuts the important messages that I am personally trying to get across to my clients and potential clients.

     In this day and age ... after learning of the misconceptions and confusion that the majority of consumers presently have regarding obtaining mortgages (see recent Zillow.com survey) ... and given the repercussions currently being felt in our present housing market (and financially) from poor information, guidance, and mortgage servicing meted-out in the not-too-distant-past ... the launching of this new Google service IN REGARDS TO MORTGAGES seems almost flagrantly cruel and abusive ... unconscionable

     To suggest that consumers themselves without obtaining any guidance can just "plug-in" all the personal financial and property information needed in today's mortgage processing and arrive at reliable conclusions, is so totally misleading.  Yet, Google gives that impression, even going as far to say that consumers can continue on after the initial Google search and comparisons and fill-out an application for mortgage loan online.  They suggest that very little, if any, actual interaction or guidance from a mortgage professional is needed until that time!  That is so untrue.

     I don't think I need go into all the ways this could possibly hurt or delay the actions of a potential home buying consumer.  How it could shake their faith in our mortgage industry even further ... sour them on trying to buy or refinance ... after they have utilized this (IMO) unreliable service.  In a world where our mortgage industry already suffers from poor perception, this can't help heal. 

     The fact that it is Google that is offering this ... the power and size of Google behind it, just alarms the heck out of me.  Others may offer something similar, but they don't carry the weight that this powerhouse does.

     I have to say that I also find the suggestion that what I offer in guidance and services, and what I perform as a mortgage lending professional ... can just be "plugged-in" ... more than a little maddening and demeaning.  With over 35 years of experience and expertise to offer my mortgage clients, what I know and what I do cannot be "plugged-in" or easily replaced.  

     Gene Mundt Chicago Bancorp Importance of Mortgage EducationFor me, this Google service undercuts my personal battle to convince potential home buyers that education is key to their success in buying a home.  It also undermines the message that home buying must be planned and prepared for in advance.  That it is a client's personal and individual financial details, along with the specific property they are buying, that dictate the outcome of their mortgage processing. 

     Honestly, how can the average home buyer begin to understand all the many steps that need to be taken to secure a mortgage today without the aid of a qualified, experienced mortgage lender?   All the underwriting details ... the property appraisal issues ... possible seller/REO issues ... and more.  How??? Yet Google would lead consumers to believe just that.

Gene, I feel the same way about insurance. I am an independent Insurance Agent that is constantly trying to compete with online quoting companies.  There is so much more to insurance than a fillable application.  When people ask why not go to the internet for insurance I tell them " It's like this, you can probably go to the internet and get step by step directions for heart surgery but does that mean you know what your are doing?"  We have forgotten about the importance of experience!

Gosh Gene - this falls right in line with my post yesterday (you commented on as well) about how we in this industry are being undermined and undercut at every turn.

It's a lucrative business and sure enough, the big wigs are kicking open the door to get in on the action by any means necessary.

Gene, every online lender I have had to deal with was terrible. Almost blew deals and one charged a higher rate at closing "because that program wasn't available now."

Frank and Sharon:  Accessibility is important when in need of answers and action.  Who hasn't been in a deal where something urgent has needed to be accomplished quickly?  Something needed to be delivered personally?  Those sorts of things aren't going to be done by an online lender in most cases.  The personal dialogue and opportunity to ask and answer questions ... is so important.  The response just typically isn't there with online lenders like that ... but JMO.  I appreciate your positive support ...

Markita:  I'm imagining that you have seen (and felt) what I have.  Many times we lenders are not the most popular kids on the block these days.  This Google thing ... well, I don't see it helping that at all.  And it will only add another layer of "issues" that a consumer may have to face when trying to obtain a mortgage.  You're so right when you say it will delay things getting better ...

Jeanne and Ralph:  I think once into these Quicken, LendingTree, and Google lending programs, most will do as you say ... they'll give up.  My question is .. will the property they were hoping to buy still be available? How will that effect the transaction?  I see so many issues being muddied or evolving because of this.  Hopefully consumers will listen to professionals such as yourself and bypass these online offers.  Thanks for commenting ...

I set a google alert for the project so have been reading the history and current status of Google Advisor. The reaction I see among journalists is lukewarm because GA boils down to paid mortgage ads.

The People You Know, Like and Trust!

The general public believes they are knowledgeable on their own to apply for a mortgage loan and find the home of their dreams.  They already are in shock when they want to write an offer and their real estate agent asks them to get pre qualified by a real person at a local bank, but this is going to confuse them more.  It is all about the leads google will be able to sell, not about educating the public at all.

Just chiming in again.  I am reading some of the comments and Google is not the same as a Lending tree or fly-by-night site or company.  Google fluctuates between being the #1 and #2 website most visited on a daily basis.  We wouldn't be blogging maniacs if Google didn't have the power it does. 

Now allow that same power and influence to set up shop on the Real estate block where they hold the "lease" if you will of other shops on the same block (page).  They can with their own algorithms kill competition and market themselves as the go to guys who will match consumers with lenders and agents (those who pay). 

Anyone who is thinking that in this particular instance, this will all fade away is in for a rude awakening IMO.

Kate:  Thanks for the info .. and taking the time to write.  I think Google is SO big ... so powerful ... and has the ability to DO so much, that this isn't likely to go away.  You and I see through their plans.  I'm not sure that consumers will understand that getting financing and the right quote and program is so much more complex than what they will find via Google.  Time will tell???  Stay tuned ...

Evelyn:  You've definitely got it figured out.   It's obviously about money .. or Google wouldn't be getting involved.  My fear is that consumers are going to become more jaded about our industry and buying a home because of this.  We don't need that ...

Andi:  I SO get what you are saying.  You and I share the same fears.  They can color and market this in so many ways and with lots of money to accomplish it.  They've entered the market.  They've already done the research and know they're going to make money ... or they wouldn't have gone this far.  I totally understand the comparisons with the other companies to a point.  And I do think that many consumers will ultimately end-up using a live human lender.  But after they have gone through what?  After having lost what amount of time?  After possibly losing a home they really wanted??  All issues that will once again tarnish our industry and people's perceptions.  So frustrating ...

Well Gene, I firmly believe in technology and automation. Otherwise I could not be building my online empire. :)

But I also believe just as firmly that the human heart is not replaceable in real estate and mortgage lending. Which is why when creating informational sites for real estate and mortgage loans, I included free directories to bring individual professionals together with the home buyers and homeowners.

As huge and as powerful as Google is, you have something Google is lacking. A heart.

Gene I like to think of it as AWARENESS rather than fear.  What I write (regarding this type of industry news) is definitely not to promote fear, but awareness and either we will collectively strategize or lose a large chunk of our market.  I choose to market a strategy that will manouver and conquer them.  Rather than chess, this is probably why I love the game RISK. It's about territory! lol  This is why I hope Blekko gains legs.

Well, you taught me something (again) today.  Didn't even know Blekko existed.  Will definitely check it out further to see why you gave it the thumbs up.  Not sure what the final answer will be or look like on this, but thought the information and awareness needed to be posted and heightened.  And you liked RISK too??  A Mundt-brother favorite for years!  Each of us was more competitive than the other ... so it was a natural ...

I am a consumer and recently used google to refinange my house. It was a grand success. I did not simply start with google. I went out there and read what it means to refinance and the procees contained therin. It was relativle easy and something i personally didn't feel i needed the hand holding that you insist in this article that your clients require. In fact, i find it rather smug and patronizing that you regard people so incapable of figuring the mortgage industry out enough to utilize such a site in an effective way. I know that perhaps it's not for everyone, but for the many of us who are educated in the ways of the DIY, it's remarkable and very likely saved us quite a bit of money. I known it may be a bit hard to swallow , but knowledge is the one thing computers can do fairly well; even experienced knowlege. In reading your article i was a bit disappointed that you failed to mention the detailed benefits of an experienced professional over the slightly above average IQ with the internet at his fingertips.

Rick:  First of all, I am happy that you feel completely satisfied with your mortgage experience.  That is ultimately what I hope for for each consumer entering the market and obtaining financing. 

But with that said, I still stand firm with the sentiments of which I write within my post.  For the over-riding majority of those entering the mortgage process, doing so on their own ... in this incredibly challenging housing market and with mortgage-writing presently what it is ... is an unwise move.  Right now, prior to even initiating any portion of the actual mortgage process, I must ask anywhere from 25 to 30 preliminary questions in order to proceed with any real confidence that I am starting on the correct path for my client.  And with the present issues surrounding appraisals, short-sales, foreclosures, intense underwriting concerns, and more ... I feel for the non-real estate professional, the process could prove full of potholes, overwhelming, or possibly even financially staggering and damaging for the long term.

I will not provide the details of my 35 years of experience here.  I will point out that my expertise, skills, and knowledge are fully-explained and accounted within my profile here and elsewhere.  However, I do point out that because of the unique blend of my education and experience, I offer service and guidance to my clients that I feel is above and beyond the norm ... 35 years of broad real estate, mortgage, and appraising experience and financial planning knowledge from which to draw upon for their benefit.

Again, I am very glad that you were satisfied with your experience, choices, and results.  I am in no way was trying to infer that the intellect of my clients is lacking or incapable.  But I feel that unless working within the mortgage industry itself, there is typically no way a client could be expected ... or capable of knowing the latest underwriting demands, rules, regulations, appraisal issues, and more.  It's hard enough for professionals to stay on top of the quickly-changing industry.
