April 2011 showed a pick up in sales in the Sumter Real Estate Market. April 2011 units sold was th highest the Sumter market has seen since June 2010. The activity in the Sumter Real Estate Market has varied by week, but we are starting to experience the spring selling season.
While Year To Date Closings are still below 2010 levels, we have made progress in "catching" up with those numbers with March and April home sales.
Days on Market for Sumter County, South Carolina increased to 177.
Listings per month increased from 164 in March to 166 in April. February, March and April new listings have all consistently fallen into the mid 160's.
The Year to Date Listings remain between 2009 and 2010 levels. I fully expect to see those numbers stay in that range.
The number of Active Listings did increase in April and I expect to see an increase until July. After July, the number of active listings begins to fall slowly as houses are sold, rented or withdrawn from the market. The introduction of the Third Army into the Sumter home market may influence the Sumter market to not follow prior years, but this trend hasn't been broken as of March.
The median home price fell from $142,400 in March to $125,000 in April. Again this trend follows the highest price home sold and $ per square foot.
The average $ per square foot decreased in Aprilto $69.50.

Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only. I do not include other counties in our Board of Realtors nor do I include lots or land.
