The Greatest Suburb Today - Heritage Village

By
Real Estate Broker/Owner with Peregrine Property Group

Heritage Village is located between Holly St. and Colorado Blvd. and Orchard Blvd. and Arapahoe Rd.  These homes were built in the late 1970's by Celebrity.  I imagine they were as popular then as they are today.  Statistics about the homes are shared below.

As a Realtor what I love most about Heritage Vilage is the appreciation opportunity.  Homes are selling anywhere between $360k-$460k.  What's with the discrepancy you ask?  Updating.  Homes that have not seen anything new since the 1980's are selling in the high $300k while homes that have fully updated kitchens, bathrooms, a new roof, etc... are selling for $100k more.  This screams OPPORTUNITY.

In Heritage Village, buyers can buy a home that needs updating, make updates according to your preferences and feel great knowing that you have increased the equity of your new home instantly and live in a neighborhood where the value of your home is recognized. (That's rare today.)

There are additional aspects of the neighborhood most people love beyond the house value;  all the things that make a neighborhood a community.  There are two swimming pools and six tennis courts which are all in consistent use during the summer months.  Lenski Elementary School is within walking distance.  The Homes Owners Association is very active with seasonal events throughout the year.

Yes, it is great when a seller updates otherwise the home just sits.
