I don't know what some agents think "Appointment Required" means in an MLS listing, but to me it means that you must make an appointment prior to entering the property.  Yes, even if the property is vacant.

When listing a home, I tell the owners that I will put an electronic lock box on their home. An electronic lock box provides better security because I am notified exactly when someone enters the home, and I will know who it is.

With some of my vacant listings, I was notified that the selling agents entered the property after the home was under contract, and I called them right away to inquire.  The other agents always seem surprised that I knew they were in the home.  Today I had an appraiser set up an appointment for tomorrow, but a little more than an hour later, I was notified that he entered the home.  When I immediately called him, he said, "Wow...you're good"!

That is right and I am watching.  When it comes to looking out for my seller's property, it is a responsibility I take seriously.  You might not be able to see me, but I know you are there.

It's not so bad with vacant homes, but when they show up unannounced to a occupied home , well, that just rubs me!  What about making an appointment do these people not understand!

Christine - Yes, the Supra system sends me an email, which I receive on my phone, when the lockbox is opened. it is like being at every house.

Brenda & Ron - Even though a home may be vacant, some owners live locally and may be in there. Once the home is under contract, they shouldn't be expecting anyone else to come in - especially without an appointment.

Laura...No one should be showing it without an appointment.....period.  It's common courtesy.
