How do you go get almost $30,000 more for your property?  You call Curbed Appeal of course! A while ago I was asked to do a consultation on a home that was left by the parents for the kids to sell.  There were many things that needed to be done, the house was in disrepair and the budget was limited. 

Of course the stress of losing a parent, a baby on the way, the fear of another mortgage payment and still having to do all this work to the house was quite overwhelming.  I rolled up my sleeves and helped as much as I could.  Of course with a limited budget and strict time constraints, they worked so hard implementing all the changes I suggested both inside and out but the hard work paid off.  The listing agent who initially wanted to list at $290,000 but came back a few weeks later, after all the changes were done and suggested they list the property at $319,000.   The property sellers are very happy!

It pays off to at least have a consultation. This way you can see through a professionally trained eye those things that sometimes maybe overlooked or potential problems that may make a difference to the sale of the property.  No matter how minor it may seem but if you are willing to do the work it can pay off in dividends.

Don't get me wrong doing the work yourself does not replace a home that has been professionally staged.   Sometimes however you need to work within a confined budget, time constraints and do what is best for the home seller to help them get the results they need.

While the property hasn't sold yet, it was only listed yesterday but I will keep you posted on the outcome.

Jennifer, good information.  Perhaps you should be working with probate attorneys who could "guide" their clients to work with you.
