What Zone Am I In and Does It Really Matter? Yes! it matters.

As a potential Home Owner or a builder of any kind it is important to know what zone you are in. As a Home Buyer it's nice to know if the serene little street you looking at could soon be a busy thoroughfarethat might be a danger to your children. It's something you need to check if you are thinking about renting out that old apartment in the basement. You may even find that you may not be able to put up a privacy fence on your own property if zoning prohibits it.

I am often surprised when working with developers that they have not a clue what the zoning codes mean.

So how do you find out? The best way NOT to find out is just go ahead and do your thing and see if the City tells you to tare it down.

The City of Minot has a great web site that will tell you anything you want to know about City codes and all of City business. Problem is navagating it. You can check out my direct link here or you can go to The Minot City Home Page, put the curser on City Government then move the curser to Planning then click on Documents then click on Zonning Ordinance. It's so easy!

Bob, it is hard to believe that builders wouldn't check zoning laws before building anything on a property. Great link to Minot's zoning codes and laws.

Phil, I've seen it happen, especially with fences.

Elizabeth, the biggest problem here is understanding C1 from C2 and C3. It is confusing the way it is written here.

Bob, Here along the Gulf Coast, we have to worry about flood zones. Being in the 100-year floodplane zone can add a whopping amount to your required flood insurance. It can keep someone from qualifying for their loan.

Diane, No joke! Even architects and engineers. I assume the reason for this is our crazy housing boom. Due to the oil and the Air Force expansion we have seen a lot of out of town/State contractors coming in because there is no work where they live. Then as I have mentioned our zoning ordinances are pretty hard to follow (180 pages I believe). Most of the builders I;m talking to, or working with, are interested in extended stay motels, mixed use properties (Retail on the main floor and living space above), and multi-family. I have yet to work with one that knew even where to find the codes. The worst part about all this is I show them around the system, then the town, and then 99% of the time after I've invested 2 to 3 full days with them they decide they need a bigger sales team then I can offer. This after they came to me because they like my Christian values. I'm developing a really low opinion of contractors these days.

Rose, we seldom have to deal with the flood plain issue BUT right now we are dealing with a potential flood situation that is threatening the existance of Minot ND. If we get the rain predicted for Minot this weekend I may be homeless come Monday. Prayers are appreciated.
