Home Sellers: Do You Know How Your Agent's Marketing is Working?
When you list your home for sale with a real estate agent, you place a lot of trust in that professional. You expect that your agent will know the best ways to reach out to the buyers in the market, and the best way to position your property in the market.
In a slow market, it may seem that your agent is doing very little to sell your property. If you have had only a few showings, you may start to wonder what your agent's strategy is for getting your home sold. Hopefully, your agent has provided you with a schedule of his or her marketing activities for you to refer back to when you need some reassurance that your home is getting exposure.
When I serve as a listing agent, I make a point of providing my seller clients with a report on where my marketing efforts stand. I create a simple spreadsheet with a list of the sites that I control for marketing. Then I enter the number of views and number of clicks that the property has had on any given site. It is a great way to reassure my clients that I am indeed working the market for them and keeping an eye on the sites that the buyers visit. Here is a quick example:
