Dunedin Florida, one of the favorite summer locations for our Canadian neighbors, has miles of pristine coastline! The downtown area is quaint, with brick streets and little shops that you can get lost in! It is Dunedin, Florida that I have chosen for today's market report and comparison of prices for the first half of 2011 and the first half of 2010.

The price range went from a high of $749,877 as a list price (sold at $740,000) to a low of $25,000 which sold at $25,000.
The average sold price was $180,377 and the average days on market was 87 days.
SINGLE FAMILY HOMES SOLD IN FIRST HALF OF 2010 - TOTAL 129
The price range went from a high of $799,900 as a list price (sold at $750,000) to a low of $46,500 which sold at $44,500.
The average sold price was $171,601 and the average days on market was 78 days.
TOWNHOMES, VILLAS, CONDOS SOLD IN FIRST HALF OF 2011 - 103
The price range went from a high of $849,000 (sold at $775,000) to a low of $24,900 which sold at $20,000.
The average sold price was $110,583 and the average days on market was 143 days.

The price range went from a high of $895,000 (sold at $725,000) to a low of $28,900 which sold at $25,000.
The average sold price was $140,593 and the average days on market was 119 days.
