Services for Real Estate Pros with Beiler-Campbell Commercial Realtors

I love living in Southern Chester County. I love the open spaces, the farms and the deep-rooted history and arts community. Some of the Chester County regions heading south on US 1 have been a little hesitant regarding development and commercial/retail growth. However, things are changing. The new WalMart SuperCenter is currently under site construction and is said to open its doors in the vicinity of 1st quarter 2012.

Beiler-Campbell Commercial is embarking on a Retail Development venture North of that location in Jennersville (West Grove). Jennersville is a thriving community within the Avon Grove School District. Lincoln University is just 3.4 miles away from the proposed Jennersville Town Square. Aerial Shot

The retail center will include a total of 283,000 sf of available retail space. The Preliminary Plot Plan features 157,800 sf of major retail space, 90,000 sf of retail, and 6 pad sites build-to-suit. There will be 60% impervious coverage and the parking ratio is 4/1000.

This is a great Red-Light Location with Highway-Visibility from US 1 and PA 796. The traffic counts north and south combined at this junction are over 25,000+ AADT.

Wow!  That is really awesome!  I used to sell in several Keystone Custom Homes communities in Avondale until I moved to South Carolina a few years ago...seems like that little area is really growing.  I am sure that the area residents have had mixed emotions, but they will likely enjoy a shorter drive to modern conveniences when it is all rented.  Best of luck!

It is always such a balancing act, especially for the local municipalities. Preserving open space vs. tax $$$$, etc. It is our feeling that West Grove/Jennersville and its surrounding areas will greatly benefit from the new retail businesses coming in, creating revenue, retail opportunity and new jobs, ultimately benefiting everyone.

Small world, Beth! What differences have you found in your new market vs. Southern Chesco PA? Jennersville is definitely showing signs of healthy growth. It has always maintained a strong school district and business presence, but we are even seeing expansion in the medical industry locally with JRH expanding and multiple Urgent Care facilities popping up everywhere. Oxford and West Grove will be the next wave with the New WalMart Supercenter feeding the frenzy.

11 years in the making, but the dirt is moving and we are well on our way. It's going to be a WalMart SuperCenter. Hoping that it stirs up more Commercial activity in the area and in the same token doesn't hurt the "mom and pop" businesses in the area as well.
