Yesterday I posted the accompanying What Realtors Do for Sellers (if you missed it, be sure to check it out. Certainly something you will want in your real estate arsenal).  Here is the COVER LETTER that I use to introduce the list when I use it for my clients.  This should keep you busy for just a little while!

 

 

 

Why Should a SELLER Use a REALTOR®?

Because so many of the services provided by REALTORS® to our Clients are performed behind the scenes, there is often a lack of understanding of what we do to facilitate a sale. Too often Sellers think that with the advent of the internet and declining home prices, that it is just a matter of putting a sign in the yard and placing an online ad. But without a REALTOR®, many times the transaction is placed in jeopardy.

There are more than 200 actions, research steps, procedures, processes, and review stages that are typically provided by full service real estate brokerages in a successful residential transaction in return for their sales commission. Because the commission is not paid until the time of closing, all of the monetary risk of marketing a property is borne by the REALTOR®. Depending on the transaction, some of these actions will take minutes, some hours, and some even days to complete, while some may not be necessary. It is imperative to have guidance from someone who understands the process intimately; someone whose knowledge, level of skill, and attention to detail required in most real estate transactions is apparent.

Marketing is one end all reason with media options far beyond a normal mortal real estate agent, broker. Call and trust the guy or girl wearing the gold and blue REALTOR "R", the by far hardest working letter in the alphabet. But beware, not everyone is cut out to wear the "R".

Mimi, I really like the cover letter that you are using.  The comprehensive lists were really good too.  Sometimes, we as Realtors forget how much we are actually doing since it is what we do to get the job done.

With a listing presentation I have a list.  It's actually comprised of 180 items to do for a listing.  It typically blows the seller away as the common response is, "you do all that?".

Mimi-i think that trying to sell a house without a realtor is like putting a bandaid on a artery. There is a lot of unnecessary bleeding so to speak. They have pro's for a reason. They are trained in how to get the job done the best and most efficient way. Have a greeat weekend.
