I Built That House And You Listed It Wrong!

I thought I would cry when I drove past the first house I ever built.  I never lived in it.  It was always a spec house from the beginning.  It is a beautiful 5 bedroom/ 3 1/2 bath...CONTEMPORARY! It now has another broker's sign in front of it. It's for sale.

I built this property in the 90's and I can't remember the broker who sold it.  I think it might be the same broker.  But really...he listed it as a Colonial.

Now if you know the difference between the two styles it is pretty much night and day.  And once he made the big mistake of listing it as a Colonial everything else went South as well.

The open upstairs hallway is now described as a balcony.  Huh?

All I can say is that what makes this worse is he owns his own franchised office. SHAME! SHAME! SHAME!

I own my office and it always saddens me when people don't take this business seriously.  I built a great house and I have to watch while some hack ruins the marketing for some unknowing seller.  These mistakes will surely cost him in the end...the house is also waaaaaaaaaaaaay over priced!

All I can say is best of luck tring to sell a Contemporary to Colonial lovers.

James, there IS a type of home that could be called a contemporary colonial.  If a home has a second floor, and has pretty-much the same floor space as the first floor... many agents DO call that a "colonial."

Now... according to the style of that home... it could be called a contemporary colonial or a traditional colonial... again... in some markets.

I don't wish to post the photo and embarrass the broker but trust me...I have been in the business for 30 years and have built and brokered/ sold countless Colonials, Contemporary Colonials and Contemporaries...this is actually just a Contemporary...not a Colonial bone anywhere here.  Thanks for the comment anyway Karen Ann.

Hi James, I see you certainly know your home styles. To bad that other broker is doing a dis-service to that present home owner by not knowing the difference. Perhaps, someone will point out his errors and get that price reduced too.

James, maybe it was a typo? But the upstairs hall/balcony, that is harder to explain? Sounds like that is a future Expired listing waiting to happen and maybe you can pick it up then. That would be sweet!

James, The upstairs didn't have a balcony...it was just an open hallways with a railing that overlooked the living room.  The front roof is a cathedral area over that area.  Colonials have a straight wall up to at least the second story.  How do you have buyers who want a Colonial show up and have to explain why this house isn't a "typical" Colonial?  By sayng it's a Contemporary in the first place I guess.  :-)
