It is illegal in Florida for a real estate licensee to operate as a dual agent.  Dual Agency means a broker who represents as a fiduciary  to both the buyer and the seller in a real estate transaction

Fiduciary is a relationship of trust and confidence between broker as agent and the principal. Florida law prohibits a broker from creating a fiduciary relationship with both the buyer and the seller

Interesting.  We have disclosed dual agency or designated agency here in NH.  The company you work for makes the determination as to what type of office you are.  I don't think we've decided what we want to be when we grow up!

95% of our sales are list, market, sell and only the one agent in the sale, the closing table with all the chairs. Many not used. Too many brokers, agents in the sale just like lawyers and bankers can make it less likely to get to the closing table where a check with your name on it is slid across that smooth, shiny surface.
