On Being A Winner. . .

The making of a successful real estate agent. 

Tammy White, in an inspiring post about a real winner, Secretariat, speaks of striving for speed or endurance.  Very good point.  See: Is Your Business Built for Speed or Endurance?

I saw Secretariat win the Triple Crown.   The last leg of the three race competition at Belmont was the most exciting sporting event I have ever witnessed.  From a sports junkie, that's saying a lot.  I'll never forget the excitement watching Secretariat widen the distance between himself and "the crowd"to 31 lengths.  That was not only a win.  It was a truly spectacular win.  They kind we all want.

WHAT FEW HAVE WRITTEN ABOUT is that Secretariat didn't win that race out of pure talent, although he no doubt possessed superior physical talent, speed and endurance.  Secretariat and all winners achieve championship status through training, hard work and endurance training.  Race horses TRAIN every day. 

O.K. LENN, SO WHAT'S ALL THAT GOT TO DO WITH REAL ESTATE??  Quite a lot.  Simply put. . . . IF YOU WANT TO SUCCEED, you have to work hard.  You have to TRAIN.

Don't wait until you have a buyer or seller inquiring about buying or selling in a particular area.  GET OUT THERE AND GET TO KNOW THAT AREAS in your market place.  Train yourself to be able to speak about the history of a community.  Get the local ordinances and county regs for an area.  If possible, read the covenants and bi-laws, if there is one.  Go to the county and review deeds to see if there are deed restrictions.  "But, Lenn, that's so time consuming".  No, it's not time consuming.  It's training yourself to be a neighborhood expert, a claim made by many but earned by few. 

KNOWING YOUR AREA MAKES YOU A NEIGHBORHOOD EXPERT!  Just like achieving championship skills in a sport, practice, practice or train, train, train.  "AW, COME ON LENN, selling real estate is different.  IS IT??? "   Think about it this way.  When a consumer contacts you about buying or selling a home in your market area?  Can you engage that consumer with friendly conversation by speaking about their community, homes, market, transportation, shopping, etc.??  Or, are you going to do the usual, get the consumer's name, address, phone number, price range, have you been pre-qualified. . . . blah, blah, blah.  You know, the stuff agents are told to do by "expert sales gurus".

A friendly conversation with a consumer will lead to appointments far more often than a third degree about them.   

O.K. Lenn, I'm ready to train, but, TRAIN AT WHAT??   Everything involved in showing and listing and selling properties. 

For Buyer's Agents:  KNOW THE AREA.  Speaking with prospective home buyers about homes in an area and price ranSOLDge takes practice (training).  Wouldn't you like to be able to say, "Oh, the Spring Valley area, I KNOW IT WELL!" 

For Listing Agents:  If contacted by a prospective seller, wouldn't you like to be able to say, "Ah yes, Dominion Estates, that's a wonderful community, I KNOW IT WELL!"

KNOWING YOUR MARKET AREA IS NO SMALL FEAT.  You must TRAIN to reach a level where a simple inquiry about buying or selling a home in a particular area will permit you to let the consumer know that YOU ARE THE AREA EXPERT!

INSPIRED BY JASON SARDI BELOW:  I'm a trap shooter.  To be good at trap shooting, you have to work hard and practice, practice, practice.  I do.  When I go out by myself, I'm "training".  When I'm on the field with other shooters, I'M COMPETING!  I want to WIN!

I usually do. 

I want to be a "champion" of everything I love to do

I love to shoot trap birds and I want to be a CHAMPION.  Oh, I've won my share of trophies.  I don't compete any more, but I still want to be the best on the squad that day.  It takes practice, training and a commitment to being the best you can be.
