Here is El Dorado Hills real estate market report for the last 15 months -February - April 2011 along with some additional statistics I've gathered from our Trendgraphix.

Of the 63 sales in April-
25% (16) were REO (bank-owned) selling at an average sq. ft. price of $147
19% (12) were Short Sales selling at an average sq. ft. price of $144
56% (35) were Regular sales selling at an average sq. ft. price of $169 (up 3.2% from last month)
Looking back over the last 5 years at the El Dorado Hills real estate market - single family homes peaked in October 2006 at $256 per square foot - a decrease in value of 38.3%. I know this sounds horrible but looking at the county statistics - El Dorado County as a whole is down 44.7%, Placer County is down 47.3%, and Sacramento County is down 54.8%. If you have to sell it's bleak but if you have the opportunity to buy with the current interest rates, it's incredible!
