Open House: It Either Works or It's a Waste. Your Call!

Madison helping with the Open HouseOpen Houses are often placed into one of two groups by Realtors.  They either love them and think they are vital to the successful sale of a home OR they believe they are a waste of time and do not contribute very much to actually selling the home.  While I'm not here to make any judgments or try to convince you one way or another, I am going to tell you some of the results I have had.  

Here are the facts: 

  • 8      Open Houses in the last two months.  
  • 187  total visitors to all open houses combined.
  • 26    emails and phone numbers provided.
  • 6      total offers received on three different houses.
  • 1     very cute picture of my daughter helping out.

 

I am still new to the real estate industry and am not familiar with every way to sell a home.  Based on the numbers I have generated so far, I think it is working in  MY market, but we shall see.  I held these open houses on other Realtor's listings and was only there to really try to generate leads while offering the seller some extra exposure.  I can only imagine what my numbers would have been if I would have put together a decent marketing package and pushed to truly sell the home.  I will let you know what the numbers look like after I hold an open house on a listing of mine.

Seems pretty good to me! And, you are putting yourself out there which is a great thing!

I have had mixed results from open houses. But, my feeling is "no one can buy from an open house if I don't have one!"

Sounds like you are having a lot of success.  Looks like a numbers game to me... 187 visitors and coversations about real estate, adding 26 people to you database is excellent!  I just closed my first deal with someone I met while holding another agent's listing open, so keep up the great work!  It will happen!

Shannon,  I definitely agree that it is important to get yourself out there.  You can never go wrong with making postive contacts and developing new relationships regardless of whether they are buying or selling at that very moment.

Hi Jason,  Open Houses work depending on the area I believe.  Frisco should be a great area and especially at this time of the year.  Keep going, it's working for you!

Thank you Ricki.  It is definitely a great time of the year to be out and about.  I usually take my iPad with me and just work out of an Open House.  It sure beats sitting in front of the computer at the office with no one to talk to.  Have a great Memorial Day!

Very true Alison.  I take a pretty aggressive approach to my open houses.  I try to get them as much exposure as possible and then try to make it beneficial for people to come.  I am yet to do an open house on one of my own listings, but I am excited for that day to come.  Hope all is well in Austin.  Hope your Memorial Day as a great one!
