When considering to begin a new chapter in our lives we all have the intentions on making the best possible choice and with that choice, a decision that will not only reflect the way we interact with new opportunities, but also with how we can allow growth and expansion. So, when it comes the next corner stone in our lives; whether that be moving into a new home, starting a new job, settling down to start a family, or just wanting change, the one thing that seems to go through everyone's mind is: " How or where do I start? How do I know I am making the right choice? Where can I benefit the most in investing for the long run / will this be convenient for me?
The answers to all those questions and more are just a click away. Sound confusing? Well If you are reading this blog you are probably doing research to see if your next move to Colorado (or more specifically Louisville ) is the right one?
Having been living in Louisville for the past 23 years all I can say is I have seen a lot of growth and ever-expanding demographics. The City of Louisville is a Colorado municipality with approximately 19,000 residents. The city, incorporated in 1882, lies in Boulder County roughly six miles east of the City of Boulder and 25 miles northwest of Denver. Which makes it perfect for those who want to be near the mountains and still have the ease of commute for working downtown.
Rich in heritance you will notice right away why Louisville has been picked as one of the top cities to live in the United States. With the breath taking mountain views of the Flatirons, open space, lakes, dog parks, walking/ bike trails, Golf Course, countless activities, and must eat restaurants; there is always something fun and exciting happening for those of us who like to be dare-devils. Now for those of us who are more mellow, Louisville is still another day in paradise.
Now let's talk business and face the facts. The Mountain views, and activities are all fine and dandy but is Louisville a logical move for those of us who have families or who are going to be starting a family?
The answer is in bold "YES & YES" - the ever growing Louisville community not only has several great schools in its districts but have a great active educational programs ( ESL, After school curriculum tutoring...ect). My youngest was struggling in English and Mathematics - and no matter how hard I tried to tutor him or help out with studying he was not understanding the material. After addressing the problem with all of his academic advisers they worked with me to find an action plan and actually executed it with great success. Now he's flourishing and accomplishing any obstacle that gets in his way. I know I am not the only one out there that can vouch for how successful these schools are. But you can never be too sure! Always ask questions and do all the research you can. I have a great link that can answer any questions along the lines of schools and school districts.
Now how about the real-estate market? Is Louisville a good real-estate investment ?- Having lived in Louisville I personally have owned several properties (8+ homes) and there is nothing but value! Even though everyone is saying the market is bad and it's not a smart idea to invest their information is coming from a very slow and outdated source.
The Louisville market is not only hot but the demands for homes is high! There simply aren't a lot of homes on the Louisville market to supply to those demands... but don't get me wrong, a lot of Louisville homes come out in waves. If they are logically priced they move so quick you wouldn't even believe it. Just the other week I was cutting my grass and I saw a realtor putting up a sign on one of his rental homes. Just as he was putting the sign up there was a car that was driving by who almost jumped out of their car. After talking for no more than 10 minutes they both hopped in their cars and followed one another out of the neighborhood. Literally 2 hours went by and the agent came back and put a sold sign on the property. They didn't even see the inside of the house! The couple just bought it at first sight. Now the reason for the Louisville Real-estate market being so hot has a lot to do with the future companies that are investing in our market. Rumors have it that Louisville will be the next home to 500+ Jobs and the biggest green Conoco plant in the city! That alone brings a lot of hype, not including Interlock-in bringing in some new names in the computer engineering world.
All of the current NATIVES will tell you that we all look at each other as family and support one another. What better way of actually getting the real raw truth than asking the people that live In Louisville ! Long story short, come visit and see for yourself. I can guarantee you will fall in love!
