Hilton Head Island Homes for Sale - Market Update as of May 31, 2011

HILTON HEAD ISLAND HOMES FOR SALE – MARKET UPDATE  as of MAY 31, 2011

This has been a busy month for Real Estate on Hilton Head Island!  With 281 single family homes closed through May and another 109 pending, we are looking forward to a great summer.  There are currently more homes pending than at the same time last year and closed properties are up 8.9% compared closed sales through May 2010.

How are prices compared to 2010?  Great news for Buyers...They are down  The average sale price through May 31, 2010 was $708,807 (median $520,000) as compared to this year where the average sale price is $653,171 (median $489,000).  Homes are selling at about the same pace when we look at the avg days on the market (DOM) and in general they are selling at about 93% of the list price.
