Do you really want to sell the house?
Today I was with first time home buyers looking at property in Berkeley and Oakland. There was a new listing that my client was interested in viewing because he had friends on the street. This was one of those listings with no MLS picture, no lock box and no for sale sign. However, the MLS did say that they needed a quick sale and to just knock on the door.
We pulled up and noticed that the poor little house was situated between two apartment buildings, but our zoning allows for apartment buildings mixed in with residential neighborhoods so this is common. Not desirable ...but common. Knocked on the door and probably woke up the owner as he came to the door tying his bathrobe. He was happy to see us and cheerfully let us in the house (because he needs a quick sale)
The living room might have been cleaned up a bit but that was it. It seemed to be priced high for the condition so I'm assuming that maybe they are trying to beat a foreclosure and the house will end up being a short sale. It could have been a cute place with a little bit of elbow grease but I get the feeling, they are going through the motions. Lower the price and maybe they can get a quick sale if they really want one but a sign, a few pictures in the MLS and a lockbox would go a long way in expediting the sale.
