In rare occasions, it may work to have the listing agent present.  I've never been asked to be present in 9 years of listing homes and agree with you (video), it is better to let the buyer agent and buyer do their thing...alone.

I refuse to do it unless it is a very high end home...very high end!!  Otherwise, it is a pain and the buyer usually resents it.
