The market is changing.... looking back on 2010, the phrase "cautiously optimistic" comes to mind. Many of my colleagues, including myself, were hopeful that 2010 would be the first step towards a real estate recovery in South Florida. It seems that the downward pressure on pricing finally reached the point where people started to take notice.
We were right. The world stepped in and started looking at properties and making offers. Currently the luxury and condo market in particular is attracting world-wide attention with buyers coming from all over the globe to take advantage of good values in South Florida real estate.
Perhaps one of the largest success stories is the condo market in Downtown Miami. Once a poster image for the national real estate bubble, 2010 saw lights being added to the skyline and marked the first real sales activity in newer buildings in recent years. Bulk unit buyers who had been standing on the sidelines waiting to swoop in and buy up units at a big discount were all but shut out. Value is building and prices are improving in Downtown Miami and near Fort Lauderdale beach. Both are thriving residential neighborhoods.
