What do I bring to the closing?

Buyers and sellers sometimes arrive at a closing unprepared because they did not listen when their Realtor told them what would happen and what would be required of them at the closing table.

A few things to do BEFORE closing in addition to packing etc.

1. Secure homeowner's insurance (and flood insurance if applicable) .
2. Condo or homeowner association approval if necessary.
3. Be sure to have your utilities in place.

Bring to the closing

1. Certified funds (money order or cashier's check) Bring money to the closing
2. Your driver's license or other photo ID.
3. Your Spouse or anyone else who is on the deed.
4. All keys to the property if you are the seller.

The cashiers check needs to be payable to the closing attorney or title company that is handling the closing.  Spouses of Buyers often need to be at the closing even if they are not on the mortgage so that they can sign paperwork waiving their rights to object to foreclosure.

Hello Al,

That's a lot of good information to have as a buyer. A seller needs  to be present too, but do you really think they would be late to a "closing"? NOT. The seller wants to get paid and ut the next home. By the way are you "selleing the seller their next home". They need one?

This is something that people need to know and their agent should be the one to tell them. Twice in the last six months as the listing agent I have gotten a call from title saying the buyers are going to have to come back because they didn't have all the required documents at close, so close will be delayed by one day.
