Would you trust the other Realtor?

In this scenario:

You represent the buyer in a short sale. There is an other offer on the property. That offer is from the listing agents client. Do you trust that the listing agent will also submit your offer to the bank? And how can you verify s/he did? My experiences are pretty negative. I am willing to hear yours.

I only work with an  agent that will submit one offer..If they deal with many offers I usually do not get involved.ASK them right up front.  If they will accept a multitude  of offers I would decline..

I'm a bit too trusting and would like to believe that others are as professional as I am. I would expect the listing agent to present ALL offers whether mine is stinky or not. I would also expect something in writing that states my offer was presented and they accepted another offer. Great question. :)

I've actually won the contract over the listing agent's customer before.  That same listing agent regularly sends prospects directly to me when she's too busy to show. 

With another listing agent, though, I've lost my client to them because she told them they'd get the property if they withdrew their offer and re-submitted through her.  So, no, I don't think there's any way to know you've been given a fair shake, especially since the bank is faceless.  If you're concerned about a certain agent cutting you repeatedly, ask them to lunch and try to forge a relationship.

One way to check up on the other agent is to check their production in the MLS.  How many homes are they double siding?  That will give you a clue if it's a habit.

For the post above me, didn't your Buyer Broker Agreement with that client save you from being stripped of the client by them withdrawing and resubmitting with another agent?  Boy I would report that agent to the board so fast their head would spin.  Oh yeah - and spin and spin and spin.
