Creating Virtual Tours For Your Buyers

Recently I have had an increase in the number of out of state relocation clients.  There clients all had to travel a great deal to see potential properties in my area.

There is one family in particular that traveled 4 hours from Maryland to New Jersey with their newborn and 3 year old in tow.  We viewed a bunch of properties but couldn't find the right home for them.  What  made it more difficult was that the MLS photos did not represent the properties correctly.  They returned home "bummed out" and discouraged about their hopes of finding the right home.

That night I suggested something that would take a little more effort on my part, but resulted in a positive experience for my clients.  As I seached the MLS for listings they might like I emailed them the prospective properties.  They would review what I sent them and email me the properties that they would like to know more about.

This is where the extra work paid off.  I not only previewed the property for them but also photographed the property and reported the results to them.  I sent them a review of the property along with a link to a virtual tour that I set up for each property.  This is an example of what I sent them.

I was determined to turn their experience around.

As a result of the extra effort I will be writing up an offer on one property.  If things don't work out with this one we have a few more backup properties that they also loved.  Narrowing down the properties and finding the best fit for my clients has been the result.

I will use this strategy for all the clients I can from now on.  Especially the relocation ones. The extra effort in the end will pay off in more closings and I believe more referrals.
