Luxury Real Estate Marketing: The Luxury of Impeccable Communication

The Communication Palace in Madrid, Spain

One of the most important aspects of marketing luxury real estate is to have impeccable communication skills, and to adopt a system that tracks all the loose ends that need to be followed up on.  Since real estate transactions are usually an emotional journey, communication is the soothing balm that keeps everyone together and usually guarantees a happy ending for all parties concerned. Anxiety is minimized even when you have to communicate that there is "no news."

We have recently implemented a central on line communication system so that we can all have access to the same data, know what each party has accomplished, and also the status of the progress on all the projects we are working on.  All parties have access to this system.

As we were explaining this system to one of our clients, we mentioned how we recently completed a web site in record time. Our client is adament about being on time, responding instantly and keeping his promises.  He had a working web site in one month because he delivered what was needed, and we were able to match him to achieve that goal.  We loved working with him.

It doesn't matter what form the communication takes, texting, email, face to face meeting, or phone.  Impeccable communication engenders trust, peace of mind, and successful relationships. It certainly deserves a palace in its honor! (LOL)

Communication is definitely key.  I am constatntly amazed how so many agents are tough or impossible to reach.  Email has been a great source of communication, but it seems like a lot of agents use it as a "wall of cover" to hide behind...really complicates a transaction.  I think your idea of a central on-line communication system is a good one.

We have joined with Intero Real Estate recently-- and they have a transaction management system that allows all parties to have access to all the pertinent documents.  It is a great way to keep everyone connected and up to speed on the entire transaction!  Kathy

Brian,

I understand what you are talking about.  In the long run, it will all sort itself out.  The point is the most successful people communicate really well, and it makes them very referrable.  A

A,

Communication is the key to success and it looks like you are at the cutting edge with technology. Everyone wants to stay connected and know what's going on. You have to stay in constant communication. I love that you said:

"Since real estate transactions are usually an emotional journey, communication is the soothing balm that keeps everyone together and usually guarantees a happy ending for all parties concerned. Anxiety is minimized even when you have to communicate that there are "no news."

Truer words can not be spoken. I'm suggesting this post, in the hopes that others will agree with me, and follow suit, because it is worthy of a feature. Your information is exactly what other people need to know. Running a business takes confidence, credibility, reliability and accountability. It seems as if you found the magic bullet for making your business run successfully.

Keep doing what you're doing - improving the way you do business because it's working!

By the way, that's a beautiful Palace in Madrid, Spain. When business is good, people can take vacations to luxurious places like that! I hope your vacation comes soon. You deserve it!

Communication is so important in Real Estate. And, clear, concise communication is what's needed. It's not good to obfuscate with lots of fluff. Even if it's bad news: "Their closing fell apart so now they can't close on your home" is better just said straight out!

Toni,

We had a reporting system for all our clients.  We would report weekly on the activity, the phone calls we received, the showings and the comments we heard, both from other brokers and clients.  There was always something to report, and in talking to our clients about what happened, we often got new ideas as to how to better market the property.  A
