Lake Harding Georgia and Alabama Property....Leased vs Deeded lots

Lake Harding has a mix of leased and deeded property. Here are a few facts to know when considering purchasing a home here.

Leased property homes: When you've found your dream home you must make application wih Georgia Power at the Bartletts Ferry Land Management Office in Fortson, GA. GA Power owns the land but leases it to you. You will have a transfer fee of normally $1500 but may be up to $6000 depending upon when the previous owner signed their lease.

The current lease period is 15 years. The yearly lease fee is $900 at this time. Homeowner's also are responsible for their specific county's property tax.

 

Deeded property homes: With deeded property, Georgia Power owns a strip of and along the waters edge. There is no application until you have closed on the home. There is an access lease of 15 years with a lease fee of $100 per year. There is no transfer fee. Homeowners re responsible for their specific county's property tax.
