Are You are Lake Charles Home Buyer or Home Shopper?

Real Estate Agent with Marilyn Boudreaux, Century 21 Mike D. Bono & Co.'s 0912122870 LA

Are you a Lake Charles Home Buyer Searching for  home in Lake Charles, LA? or Are you a Lake Charles Home Shopper?

Shopping for a Lake Charles Home for Sale  is similar to buyers shopping in favorite department stores.  When you go to the Mall you are probably looking for a bargain. You will look at alot of items before you make a purchase.  Consumers read the newspaper watch TV ads and see sales that perk their interest.  Retail stores market sales on items  throughout the seasons.  We just saw big Memorial Day sales and tax free weekends.

Lake Charles Real Estate is very similar to Retail Sales.  Homes for Sale in Lake Charles will have Open Houses, and price reductions to draw the attention of buyers.   Home Buyers are looking for deals on homes--they want a bargain!

Many buyers are waiting to purchase when they think the time is right.  There are lots of home shoppers out there waiting for the lowest interest rate and price tag on a home  before they will commit.

Lake Charles home buyers want to feel like they are getting a bargain, and feel secure in their home purchase.  Many buyers I work with get discouraged when they can't find the right home in their price range.  Sometimes buyers will just stop looking and decide to wait for something better to come along, or prices to drop more.

When showing a Lake Charles home for sale, buyers will frequently ask me questions and share comments like these:

  • How long has the house been on the market?
  • That price seems awful high what do you think
  • The house needs a lot of work- it's not updated

Lake Charles Home Buyers are looking for Lake Charles homes that are move in ready.  Buyers  want to move in, unpack and go on with life, they don't want to make any home repairs or improvements themselves.  When a Lake Charles home buyer walks into a Lake Charles home for sale you want the buyer to say "I don't have to do anything- I love it!"  This is why Lake Charles home sellers need to have their homes "show ready" and in good condition priced right to sell in the Lake Charles real estate market.

Several years ago everyone wanted a fixer upper, not now.... it's just the opposite. Now, if it's a fixer upper, buyers expect to get it at foreclosure prices!

Joni- exactly its like buyers are spoiled and I understand the purchase is a big decision but if you cant build or pay for new construction, there are going to be some things you have to deal with!

Scott- this is why Open Houses drive me crazy, lots of shoppers not real buyers!  I think there are professional Open House attendees and my favorite line is "we are just looking to get ideas for the house we are building"

Marilyn - I like this blog because it really hits home.  However, I've often found that "lookers" turn into "buyers" when the motivation is there - the right home, the right price, the right mortgage rates.  With prices as they are AND with the mortgage interest rates as they are, it's the PERFECT time to buy a home.   Now, it's just up to the sellers to have the right home by making the home move in ready or price it to entice the real estate buyers with the right price.

Or you a browser or buyer? Some home buyers need to decide which one they are and stop wasting our valuable time. We have a life too in case they didn't know. Thanks for sharing. Great post.

As soon as I figure out if my Buyer is a browser/shopper and not yet ready to purchase, I ask them to let me fit them into my schedule at my convenience. It's a great idea sometimes to start your search well in advance, but I need to take care of clients that are ready to purchase. Great post!

Great post to let everyone know there is a distinction between the two.  I set folks up on an automated search program in HAR that really helps the look while they decide if they are serious or not.

The looky-loos get marginal time with Cherise, combing neighborhoods first, as they are being qualified to actually purchase a home.  Of course, additional systems are in place to accomodate the shopper mentality.  But we're finding that less wasted time on the road brings as much profit and spending all our time driving around those who are undecided... g

Exactly Louise I wrote this post and included financial posts to educate the buyers that it really is a great time to purchase a home (despite what the national numbers are) Lake Charles is stable and rates are low quit shopping and buy now!

Gordon exactly, my same thoughts about time management and working with quality leads first

Paula- I also sign shoppers up for searches to receive listings sometimes I think buyers think we are just telling them its a good time so I wanted to re assure buyers it really is read the articles!

Lori-- gotta prioritize our clients!
