Joni- exactly its like buyers are spoiled and I understand the purchase is a big decision but if you cant build or pay for new construction, there are going to be some things you have to deal with!

Scott- this is why Open Houses drive me crazy, lots of shoppers not real buyers!  I think there are professional Open House attendees and my favorite line is "we are just looking to get ideas for the house we are building"

Marilyn - I like this blog because it really hits home.  However, I've often found that "lookers" turn into "buyers" when the motivation is there - the right home, the right price, the right mortgage rates.  With prices as they are AND with the mortgage interest rates as they are, it's the PERFECT time to buy a home.   Now, it's just up to the sellers to have the right home by making the home move in ready or price it to entice the real estate buyers with the right price.

As soon as I figure out if my Buyer is a browser/shopper and not yet ready to purchase, I ask them to let me fit them into my schedule at my convenience. It's a great idea sometimes to start your search well in advance, but I need to take care of clients that are ready to purchase. Great post!

The looky-loos get marginal time with Cherise, combing neighborhoods first, as they are being qualified to actually purchase a home.  Of course, additional systems are in place to accomodate the shopper mentality.  But we're finding that less wasted time on the road brings as much profit and spending all our time driving around those who are undecided... g

Exactly Louise I wrote this post and included financial posts to educate the buyers that it really is a great time to purchase a home (despite what the national numbers are) Lake Charles is stable and rates are low quit shopping and buy now!

Paula- I also sign shoppers up for searches to receive listings sometimes I think buyers think we are just telling them its a good time so I wanted to re assure buyers it really is read the articles!
