60 Seconds in Real Estate, Cary NC: NC Residential Property Disclosure Statement

By
Real Estate Broker/Owner with Realty Arts NC Broker License #235526

Property disclosure requirements vary from state to state, and I thought I would visit on the North Carolina Real Estate Commission's NC Residential Property Disclosure Statement.

The requirements and responsibilities are fairly simple:
1. Sellers, don't fib. (Always a good rule, methinks.)
2. Buyers, do your own proper due diligence. Investigate and confirm the Seller's disclosure, as well as all other possible issues.

New construction home sellers, foreclosure home sellers, lease/option home sellers, and a few other excepted transaction sellers are not required to use the disclosure form.

Hi Mike,

Interesting to hear about the differences from State to State.

Generally speaking, we have the same broad requirements.

Thanks

Phil

Phil,

I have always thought one of the benefits of AR membership was to learn about the differences in real estate practice from state to state.

Jennifer,

I think "Don't Fib" fits most disclosures...

Thanks!

Mike,

Short and sweet and to the point.  Good work, no one can get bored watching that.  I've never done a recording like that.  Do you use a script?

Here in Washington sellers must disclose. But buyers still better pay attention to the inspection process.

Lloyd,

I'm shooting for one take. And it is a riff. No script. Thinking about a teleprompter....

Thanks!

Glenn,

We leave in the opportunity to choose "No Representation" all down the line. So it turns into, "What did the Sellers know, and when did they know it?"
