Hi John!  I hope the information helps you in the future.  I noticed you are a graduate of Northwestern... I JUST ate at Clarke's Diner across from Northwestern yesterday.  Great school!Another thing....Love the area you are in.  My husband and I spend alot of time in Venice and Sarasota in January/February.  Always enjoy the Margherita Pizza at Venezia in St. Armands. I loved the idea Florida realtors came up with having a Statewide open house.  How did that turn out?  Did it work out well?  Have a great evening!

I have heard rumors about FHA allowing no seasoning on a short sale if the sellers were current on their mortgage at the time of the short sale in some sitations but I have yet to find a lender that would do the loan.  If you know of one, let me know since I have several clients in this boat in Boise, Idaho!

Hi Jim-Yes, there are shorter terms for "Extenuating Circumstances" ....very strict on the circumstances.  (Death, Illness, Job Transfer etc...Even with these circumstances it is not guaranteed)  Each scenario is reviewed on a case by case basis.  Actually, from what I can recall, I believe it is Fannie Mae guidelines that allow a seller to immediately apply for a new loan if that seller kept the payments current, had no delinquencies exceeding 30 days and did not agree to repay the debt relief. I will double check and let you know!
