For Sale:

Seven townhomes are currently available for rent in Crofton at this time.  Their prices range from $1595 –  $1700 per month, and you’ll find them scattered throughout the zipcode.  One is located in “Old Crofton” and the others are in Crofton Meadows, Crofton Village or Walden.

For Sale:

Seventy-five townhomes are on the market right now for purchase, ranging from $110,600 –  $408,500.  These homes range from 4 – 41 years old, 2 -4 bedrooms, and more of them have basements than not.  Fourteen of them are located in “Old Crofton” and the others are spread throughout the zipcode.  Thirteen of the townhomes currently available in the 21114 zipcode are considered potential short-sales, and a few others are bank-owned.

Margaret,

As property values have started to stabilize, and with the tighter lending guidelines that the last two years have brought us, rental prices have been rising.  I wonder if that's true in your area?

Mike, it is.  I'm surprised to see how much those townhomes are listed for, given the rental prices just a year ago.

Good morning Margaret, Your rental housing costs seem to be similar to ours. Rents are increasing while the demand is also increasing. With an emphasis shift from home ownership to rental, the average persons' costs of living will rise while the creation of personal equity will wane.

Interesting overview of the Crofton MD market Margaret. I also notice that there seem to be more townhomes available both for sale and as rentals. Does that reflect the normal makeup of your market?

The reason I ask is that in our area we experienced an enormous demand for townhomes  prior to the bursting of the bubble, then a huge dropoff in that demand afterwards. We have long been a vacation/second home market, and retirees are also drawn here. Townhomes and condos have always been attractive to those segments for their 'lock and leave' ease, but it seems that the more common profile for a second home buyer these days is that they are planning to retire into it in a few years, and are more drawn to single-family homes.

What's the story in your market?

Beth, I don't know that I've ever seen an analysis as to how many townhouses there are vs. detached homes in Crofton.  I suspect it's close to even.   The detached homes are larger and higher priced and there tends to be less turn-over in the detached homes.  Townhomes, on the other hand, are smaller and less expensive so they tend to be first homes; many of them turn over after about 2-3 years.  This is also the reason we see a larger percentage of short-sales in townhomes. 

Crofton is a suburban community, primarily for government employees and support personnel, and people don't generally retire to this area.  Once they do retire, they generally move "back home" or to an area with a lower cost of living.
