Time to take those fresh MLS photos

Put yourself in a buyer's shoes:  It is summer or spring.  Everything is lush and green.  MLS picture after MLS picture shows homes with pretty green yards and beautiful flower beds.  And then you see a home covered in snow.   (Now, we aren't talking about one picture that shows how beautiful the home is in the winter.)

What is a buyer going to think?  

Update your the MLS pictures.

These are the photos of a single family home that I'll be showing tomorrow.  Please note that today is June 5th.  Even here in the Chicago area, there is no snow on the ground.

Granted, this property has been on the market for 161 days... when we certainly did have quite a bit of snow. But unless this house is being used as the filming location for Home Alone 6, the foreclosure saga... it's time for this lazy agent to take fresh MLS photos, showing the lush green grass, and fully-leafed out trees.  Dont'cha think?

This isn't a multi-million dollar property, but the seller deserves high quality photos, or at least "current" seasonal photos for the commission that I'm sure they're paying.  Even if it was an REO or a short-sale!

C'mon now peeps!!

Getting professional photos taken has proven to be a huge investment for us here in Texas. Not only does it bring the home out of the photograph for the viewer but it adds special branding to all your listings. Almost like your the guy with the nice real estate listings.

Sondra - DEFINITELY worth re-posting!  We don't have the "snow" issue here (one of many reasons I call AZ my home!) but I've seen many a listing here on AR with winter listing photos - which buyer wants to be reminded of that...!??!

Hi Sondra, It sounds like another lazy real estate agent to me. There are to many buyers looking on the intranet these days, and this photo will be very discouraging to any buyer.

The snow pictures in the middle of July are a hoot. In our area it is so rare for snow pictures they need to change them out as soon as possible. Places like with Alan in Chicago it can reflect how LONG a property has been on the market and that doesn't help convince buyers that there is nothing wrong with the house.

Good choice for a re-blog. Poor or outdated photographs can present a very negative impression for prospective purchasers.
