A Great Short Sale Broker Is Worth His Weight In Gold - Sarasota, Bradenton, Venice, Clearwater, FL Short Sale Agent
I met with a part-time real estate broker today to let her into a Waterfront Short Sale property I have listed. The reason I met her there is that she "does not own a lockbox key" (for all you agents reading this, you KNOW why I put that in quotes ;-)
As soon as she arrived and introduced herself the next thing out of her mouth was, "Why did they list it with you when your office is an hour away?" For a thousandth of a second I was surprised by her remark, but then I quickly realized that such a question could only come from an agent who knows very little about Short Sales.
Anyone who knows Short Sales, knows that a good Short Sale Agent/Broker is worth his weight in GOLD. I explained to her that I had come to the seller highly recommended by his co-worker, a person for whom I had successfully managed a Short Sale over a year ago.
After I conducted the tour of the property for her and her son (who turned out to be the "client") she asked if we could sit down at the kitchen table. She was frank, and asked, "Can you please explain the entire Short Sale Process to us?"
I took about 15 minutes to give her a "mini seminar" on Short Sales. I gave her a general overview of the process and the probable time-lines, I explained exactly how the contract needed to be written so as to give her the best possible chance of an approval (i.e.: earnest money up-front, inspections up-front, realistic offer price) and I reviewed our respective roles as buyer agent and seller agent. When I was done she remarked that, "You really do know your stuff. I guess I can see why they went with you."
