Dahlonega Real Estate Activity for May 2011
Sixteen single family homes closed in May. Of the 16 closings only 6 of them were foreclosures. We have 317 single family homes on the marked as of today June 6 2011. There are an additional 34 homes under contract. The highest sale price was $275,000 at 227 River Rock Dr. and the lowest sale price was $36001 located at 690 Mountain Ridge Dr.
There are 360 developed lots listed for sale. No closings were posted for May and only 1 listing is under contract.
We have 15 townhouses and condo's listed for sale with 2 pending sales. There were no townhouse closings in May.
The land farm section of the MLS has 111 active listings with only 2 pending contracts and no sales for May.
My Take on the Market
Things seem to be looking up. I have been very busy the last few weeks and am expecting to have 4 closings this week and have 3 more under contract. Two of them are homes and two of them are land deals. One of the homes is a very nice home on 16 acres in Dahlonega and the other is a small foreclosure in Forsyth County. Each of the homes are selling for much less than you could build them for.
One of my pending sales is a foreclosed home. I went to check on the home Friday and discovered that someone stolen the AC unit and stripped all the wiring out of the house in the last few days. Needless to say that closing is on hold. If you have a vacant home please keep a close eye on it. I suggest that you make an effort to make the home look occupied. It is a shame that someone would do so much damage to a home for a few dollars worth of scrap copper.
The key to selling are pricing it right and making a good first impression. Many people say " I will price it high, I can always come down if I get an offer". The problem with that is if you price it high no one is going to bother to even look at it much less make an offer. The listings that come on the market below value are selling quickly and are often getting multiple offers. I have had several clients offer above asking price on some of the foreclosures and still get out bid.
