Dorothy, You're not Kansas anymore!

All over the Country, REALTORS® are hearing these words -- "I want a steal". 

Illustration from original Wizard of Oz bookOf course, what constitutes a steal in one area, may not in another.  For example, many of the homebuyers I work with in Wrightsville Beach, Carolina Beach and Kure Beach are coming from out of the area.  Areas like Charlotte, Raleigh, Washington DC & Philadelphia.  Areas where the real estate market is nothing like the real estate market in Southeastern NC

If you're coming from the Washington DC area, where the real estate market has remained stronger than much of the Country - then you'll recognize the great deals you can get in Carolina Beach NC.  If you're coming from an area where there are more foreclosures than regular sales -- you may not feel like our prices in Wrightsville Beach NC are all that and a bag of chips.  Doesn't mean they aren't, just means our real estate market is different. 

The key is to find a REALTOR® you trust and pay heed to their advice.  It cannot be said enough -- REAL ESTATE IS LOCAL.  And the best way to "get a steal" in today's real estate market is to work with a REALTOR® who knows the area you're buying in.

Great post and so true. I have client right now from out of state that is being completely unreasonable about what things are worth here. I have sent the client numerous comps and still he wants to offer half the listing price for everything.

And if you are coming from California to anywhere in the south....EVERRYTHING is a steal. Good point Tish.  Buyers have to take the local information and apply it to that market. Real estate statistics are NOT across the board by any means.

Excellent point!  And to echo what Charita said, if you're coming from metro-Boston area, most prices in the south are going to sound like a steal too.

Tish, I agree wholeheartedly, the best way to "get a steal" -- or even just a GOOD deal -- in today's real estate market is to work with a REALTOR® who knows the area you're buying in AND to listen to them. Unfortunately, there are still buyers who will second-guess much of what their agent tells them and miss out...
