New Construction....A Phase Of Real Estate That Most Agents Seem To Avoid
As a New home certified specialist in the Tampa Florida area--I whole heartedly agree with this post! In the Tampa area many times you can get a brand new contruction home for about the same price as the bank-owneds or short sales without half of the hassle. Builders are usually very helpful and offer extra percentage on commisions. And in the end--it will close!
There are usually very few posts written about new construction. This is a good indication that most agents do not take advantage of promoting new properties in their area and have little interest in that product. New construction sets the pace for pricing property in the real estate marketplace. No one will pay more for something used than for the same product, newly built. If they do, they certainly shouldn't.
Agents are missing business by not participating in new construction. Many buyers will start their search with a new home, and then realize they cannot afford to buy that product, and the search for a resale begins. That initial call came from a new construction ad.
Your phone will ring with inquiries, if you advertise new construction. Visit some of the new communities in your marketplace and become a familiar face to the builder or on-site supervisor. Learn the product, and then make it known that you'll be promoting that product. You may become a favorite agent within that community.
Write a few posts about a few new communities. You'll be very surprised at the results. It's a great way to find new buyer clients, and your marketing may even impress a few potential homeowners who are thinking about selling. New construction is a product that everyone enjoys showing and seeing, and you may just make a sale!!!
