Never fear! This post by Tish Lloyd is not promoting boozing it up on the dance floor! ☺ In reality... she's just warning buyers that IF they happen to be dishonest... it likely will backfire on them. MOST agents ARE NOT!

Whiskey Tango Foxtrot?

Mr. Buyer, did you really just call the Listing Agent about the home I showed you?  Did you really utter the words, "If we cut her out I should be able to get the home for less"? 

Image of Anime character OUCH!  That smarts.  What are you thinking here?  Have you forgotten the Buyer Agency Agreement we signed?  You know, that document you put your John Hancock on stating that I was working for you and would be your Agent in the purchase of your investment property?  Yeah, that one. 

If you want out of that Agreement, I'll let you out.  But to go behind my back and attempt to cut a deal with the Listing Agent is not only wrong, it's bad business for YOU!  Do you really think the Listing Agent is going to get you a better deal?  Have you forgotten who they work for?  Not you, buddy.  They're working for the Seller and their Fiduciary Responsibility is to them, not you.   

Not to mention how much time, money and expertise I've put into helping you maximize your buying power.   When you've signed a Buyer Agency Agreement and already viewed the property, going directly to the Listing Agent is not in your best interest.  But if you really want to spend more money than you have to, far be it from me to stand in your way. 

Of course, since the Listing Agent operates under the same Code of Ethics I do, that's off the table with this home.  Yep, he called and filled me in.  And to say he was taken aback by your call is putting it mildly.  See, for the most part we REALTORS® stick together.  We treat others fairly, respectfully and ethically.  And we expect the same from the Buyers and Sellers we work with.  It doesn't always work that way, every once in a while we get a Buyer like you, who feels they know better than we do how to get the best deal.  A Seller who chooses to ignore our best advice and go it alone.  Most of them don't really get the deal they were hoping for; they leave money on the table or spend more than they had to.  But that's their choice, and we grin and bear it.

So where do we stand?  If you still wish to purchase the home, we'll write up the offer and I'll represent you in getting the best deal for you.  If you prefer not to make an offer on that home, we'll go ahead and void our Buyer Agency Agreement, I'll wish you luck in your home search and we'll both move on.  Sound fair to you?
