You List, You Last, Right?

I've heard this before with regards to being an agent, and that successful agents focus on getting and selling listings. Sellers usually take less time to work with to get a deal closed. Buyers can be frustrating and perhaps never buy anything, and once you list a property that is priced right and in decent condition, there is a good chance you will sell it and get paid.

I realize the having a listing can bring you buyers too...

Sort of. In the "old" market, this we clearly true. However, in my local market, homes are just not selling. We have nearly a year of inventory right now. Right now, a real buyer is the place where deals are getting closed. I have two clients talking to me about listing their homes with me... in one case I would the the third agent to work on getting it sold, in the other I would be the second.

The skill you need now is knowing how to qualify your buyers. If you get through that process, they are probably also serious.

I would drop what I'm doing to get a listing.  College professors say "Publish or Perish."  I kind of feel that way about my real estate career.  List or ....

I like working with buyers.
You don't have to nag buyers to keep their houses clean, the lawns mowed, the walls painted, etc.  :-)
And, eventually, buyers become sellers!

Robert, when your buyer purchases, what are they buying?  A listing?  If nothing is selling in your market, what are the buyers purchasing?

List to Last!

Most agents problems with listings is that they don't properly price them up front and thier listing ends up helping another agents properly priced lisitng sell.
