1. Price your home correctly from the beginning. You will show the home more in the first 30 to 60 days, so start with a competitive price from the start.

2. Sweeten the Deal. Extra incentives like appliances included, flat screen TV's that are mounted and fit a certain spot or a dining table that really makes the room can be included in the sell. These kinds of things may help you close the Deal. Other options are paying closing costs, buying down the buyer's interest rate or selling agent bonus. Until we get back to a seller's market these kinds of incentives may net more than just lowering the price alone.

3. Presentation, Presentation, Presentation! Making your home ready to show is extremely important. Some of the things you can do: Remove clutter, take some furniture out of the home, take some of your personal belongings down from the wall or shelf. While it is important to de-clutter one must not go overboard, we still want the house to feel like a home. If it is possible, get all the little repairs completed prior to listing the home. Making the home ready to move in is a big deal to some buyers, they just do not want to buy a home and start repairing things right away.
