Gore Trail condos are located at the top of Wildernest at an altitude of approximately 9720 feet. It's 2.3 miles up Ryan Gulch Road, which starts out as Wildernest Road from Highway 9. It's a great location at the top of Wildernest with spectacular mountain views from the parking lot. Just around the corner is the trailhead for the Buffalo Mountain. I have hiked that and it is a fabulous hike. The first time I hiked it we saw three mountain goats and a ptarmigan!
There are 6 buildings and a total of 76 units. Buildings 1-4 have 14 units each and buildings 5 & 6 have 10 units each. According to the county, the units range from 963 to 1353 square feet and all started as 2 bedroom units, half with 2.75 baths and the other half with 1.75 baths. Building number 5 was completed last in 1999. The other 5 buildings were finished in 1998. Over the years some remodeling has been done and you will find some three bedroom units now. Every unit has one covered parking space. The clubhouse is at the top of the hill and has two outdoor, covered hot tubs. Most of the owners in this complex do not live in Summit County full time.
Sales for the Gore Trail complex, so far in 2007, have been steady with the sale of 8 units. The sales range in price form $297,500 to $430,000. That works out to $309 - $332 per square foot. Currently there are no units available for sale.
Since 2003 40 units have sold, the majority of the sales came in 2006 with 12. Those units sold for $269,000 to $351,900, a price per square foot of $246 - $300. In 2003 Gore Trail condos were selling for $208 - $239 a square foot. Compare that to today's prices and you can see they have gone up $100 per square foot over the last 4 years. On a 963 square foot unit, the smallest in the complex, that's a $96,300 increase! Not bad if you ask me.
A lawsuit was brought against the builder of this complex as well as a few others in the county. The builder was ordered to pay for some repairs which have since been made.
With a sale price at slightly above average for Silverthorne condos you can expect to get a slightly above average condo.
