I have been using "The Thing" for about a year now in my listing presentations. The homeowners are amazed at how the data can be manipulated to show holes in the market and help strategically price their home to sell. When preparing to list your property information is key, however, understanding the data and it's source is also very important. I had a class yesterday at REBarcamp in Minneapolis that opened my eyes to the possibilities for this great tool and intend to spend another hour per week just tinkering with the different levers and gages to read what's really going on out there!
