If you are selling your home in the greater Franklin, MA area, you are possibly most concerned about what you will get for it. Secondly, the issue of convenience probably ranks high on your list of concerns. Possibly the number of days or months that the house will be on the market is up there as well, as in "How many months do I really need to leave the house absolutely perfect when I head to work?"
The key to achieving the highest price in the shortest time period comes down to proper pricing right from the start. Take the following example of two neighboring homes with similar living space, lot sizes and updates:
House #1 House #2 Initial price $379,000 Initial price $399,000 Home professionally staged prior to showings Home professionally staged after 2 weeks on market Pre-Home inspection done by owners No pre-sale home inspection done by owners No price changes by sellers Price reduced twice before first offer Multiple offers First offer when asking price is $379,000 No home inspection issues noted from buyers Several home inspection items negotiated Home under agreement at full price within 5 days Home under agreement at $368,000 after 4 months on market Selling price $379,000 Selling price $368,000 Total Days on Market 35 days Total Days on Market 150 days
House #1 may have spent $700 up front on staging and a pre-sale home inspection but they were able to know and address issues in advance which ultimately netted a higher price and in a shorter time period. House #2, although very similar, was trying to save money which ended up costing them more over the long haul.
