Why No Photos??

By
Home Stager with Innovative Artistry

I wanted feedback as to why I see so many properties with no photos??  I have actually looked consistently over the years because of my own background & work, but also in trying to locate a new home for my parents with them at a distance from where they wish to move.

I am ever amazed at the lack of photos on websites of listings??  I really wanted to open some communication on this subject in hopes of gaining insight.  I want everyone to be able to sell their property/properties...so this is a bit confusing to me when I know there will be commissions involved in the transactions.  So, I hope to hear from some agents with some positive feedback to gain a better understanding.  Thanks!

Hi Pam, our MLS gives us 24 hours to have photos submitted and are thinking about..no photos and your listing will not be accepted.

I'll hazard some guesses. Lazy. Not inspired. Can't work a new digital camera.

If it's an REO I have come to expect very few, if any, pictures. A few I have seen looks like "someone" leaned out the car window and took the one photo you do see in MLS.

My mls also requires photos but I still see a lot of listing without them...I think that some lisitngs are phony listings  and the agent doesn't really want to sell it but they just need to show that it's been on the market fro x # of days... I dont' know I'm just guessing..I always put photos...tons of them...as many as my MLS allows.

It is not something that can go on in our board.  The agent has 3 days to get photos in if not they are fined.

The only exclusions for the MLS to which I belong include vacant lots and homes under construction.

I actually have 2 cameras and back up batteries in my car AT ALL TIMES....I can use property photos from our MLS for a short period until I can take NEWER/more RECENT ones and I always have FRESH exterior photos for web listings

So, the board does have requirements!  I guess I have just been surprised & having similar feelings to Jon Q.  I guess I have been just surprised @ owners not saying something as well, but then I guess if  it is as Aida P said then there is no owner.  Aida P, I did also wonder about if they were just listings to get leads & phony, but wondered why anyone would do such as when the buyer finds out that was the reason then they are not going to feel too comfortable in the relationship?  At least I wouldn't think so....  Thank you thus far for the input as it has been frustrating & just a bit curious why would an agent not?  Even if it looks not as they wish the perspective buyer can know what they are getting into somewhat from the photos?  (The good, the bad or may be the ugly of it in the agents eyes??)   Thanks greatt to know information.

Pam, I'm in with Jon. Frankly, I think it's just laziness and poor representation all the way around. Why would a seller stand for this? Our MLS requires at least a minimum of one photo, with the main photo being an outside shot.

Thank you Everyone!  Thank you Gabrielle for your post as well.  I think so & it is not respectfully servicing the client.  May be this is where they need the good guy to come in & do the hard talk to the seller - revamp & take photos for them??  I'm not certain...but I think that is 'how I feel' anyway & how the two professional relationships could work together to help the client....?  Is it tough sometimes, yes!  The result though with no sale or the huge price reductions aren't going to go over well either....it wouldn't seem.

Did I mention I was adding no MAP & no ADDRESS to the list also in my parents search....but they have photos :-/ ???  I guess this is especially difficult having had my license & being "service" oriented...  I also try to save the Agent I will be using the "extra work" of having to weed through ones I may not be interested in...as the location may be a factor...but I guess those agents want the extra running in circles w/ a false lead...?  The mystery continues...just seems like not a good practice.
