Do open houses really work?

Open HouseIt's a beautiful Sunday afternoon here in North Alabama.  I'm sure there are hundreds, if not thousands, of open houses going on across the country today.  Surely every real estate agent who has ever listed a home has conducted an open house before, right?

My question is to REALTORS® out there who conduct open houses, and the question is this:

"Do open houses really work to sell a home?"

I've asked different REALTORS® over and over again and have received mixed reviews.  As a mortgage lender I've been available at numerous open houses before to just to be there as a resource for potential buyers who may have questions concerning their financing.  I've been to what I would call a successful one, and a 'not so sucessful' one.

Here's another question to everyone: 

"What is your benchmark for a successful open house?"

Is it an offer on your listing?  Is it picking up a handful of new leads?  Is it keeping your seller happy?

Realtor open houseIn doing some reading myself on the topic, I ran across an article by David diCecco about holding group open houses.  It sounded like a pretty great idea to get increased traffic if there are several listings in the same neighborhood or subdivision.

I'm just looking for some feedback from those who really have the "boots on the ground" experience.

Good comments Jackson.  Do you think the impact of the internet and buyers starting their search online first has anything to do with it?

Brandon,  no one in my area does open houses - I am wanting to start them and looking for ways to get people in the door to create that Buzz we all desire.  And ideas are welcome.  Kelli

I think if you have a good response, you can at least get some good leads, like Jackson was saying.  But I think with the development of the Internet and most buyers searching there first, I think it's imperative that Realtors take extra effort in presenting that property online as well as they can.  Great photos, home staging, and even the eveolution of video into that mix is important as well.... in my humble opinion at least.  What do you guys think?
