The Overpriced Listings . . . Thanks!!

After reading Brenda Mullen's recent post: DRASTICALLY OVERPRICED!! I wanted to add my own, personal/professional THANKS!!  Thanks, not only to Brenda for a well-written post on how overpricing -- even by $10,000 -- can make it seem like a million dollar listing, i.e., not many buyers in that price range and it's out of reach.  But thanks, in general, for overpricing that puppy.  It makes the other properties look even better!

As an Exclusive Buyers Agent in the Metro Portland market, I look at a lot of listings.  A LOT!!  Not saying that listing agents don't see a lot of homes . . . but apparently they don't. 

Because when I get calls for feed-back and I'm asked "How is our listing priced compared to the other properties you've toured?" I laugh. 

My answer is:  THANKS!!  Your listing has made the others look GREAT!!

When I work with clients who are in the market to buy a home, we tour all viable properties that match their specific criteria: 

PRICE is the number one -- NUMBER ONE -- criteria.

We tour the current inventory.

When we tour, we see what's available.  And it becomes quite clear when we tour properties that some are NOT priced within the realm of what the current market will bear.  We've toured because the pictures seem lovely.  We've toured because the home has the necessary bedrooms, baths, and the listing sheet "read well."  We've toured BECAUSE OF PRICE.   And because it's overpriced . . . that's all we're going to do.  TOUR!

We don't know the reason it's overpriced.  All we know is that it's overpiced.  So THANKS!!  The overpriced listing makes the other properites look even better!
