A recent blog post spurred me to write this about the universal attraction buyers have to FREE. In your marketing you should always include a "Call to Action". This can be:

1. a coupon with an expiration date for a special offer (include a code on the coupon so you can track which ad pulled in the most leads.

2. Free Reports (new houses on the market, cma's, etc.)

3. Free Information (either e-mail, mail or better yet drop off in person and introduce yourself!)

4. Free Semianar with upcoming dates available (offer a free gift like an investment real estate book for every attendee. Also, offer an extra gift for someone that brings another person with them as well!)

5. Customer Appreciation Program sign up with your SOI (hint to all of the fabulous things you do for them so they will want to sign up!) I offer free real estate advice, information, discounts, monthly items of value, referral information, etc.

All of this are things that most of us are willing to do every day for free for our clients. Why not advertise this! Everyone loves getting something for free. Make sure to track your leads and always ask everyone where they heard about you from. It is so important to maximize your efforts where you are getting the best response. That way when you have a full day you know where your limited prospecting time is best spent.

People like "free" and it is a very useful call to action.  Just make sure that what is given away has value.  Value is really what people are looking for.  (Ever just drive by a piece of junk on someone's curb that has a sign with "free" on it?)  Great Post!

I use "free lists" ads all the time. They are great at attracting new buyers  -or sellers. Free is good!

I offer the Realtors I work with a coupon to give to their clients for 1 free room of home staging.  You may want to check in your area for a home stager that would be willing to do this or something similar.

Good post and yes, the word Free sure does get a lot of attention.   As an insurance broker, I'm developing community specific websites to let Realtors post their list for free.......in return for homeowner's policy referrals.
