Short Sale Success in St. Petersburg - Clearwater area!

By
Real Estate Agent with Keller Williams Realty

We are having an incredible month for Short Sales!  We have already closed 4 and have 5 more pending for the month of June.  Here are some of our success stories:

2 FHA loans with Bank of America - both sales closed and sellers have no deficiency and RECEIVED $1000 at closing for relocation costs!  How Awesome is that?

Seller is near retirement age and lives in Arizona, we just successfully short sold her home with a LBPS Lender Services loan.  This one was a little tricky - lender thought house was worth more and we had to have an appraisal done to convince them to accept the short sale (sale price was 35% of what was owed on property).  No Deficiency to the seller.

Seller bought a vacation home at the top of the market for $600,000 and had a Wells Fargo loan for 500k.  The property was sold for $170,000 with no deficency to the seller!  Wells Fargo took over a 330k loss!

Seller bought a townhome and has a Bank of America loan for 150k.  Afterwards he got married and moved into his wife's house.  He has had no reduction of income and we successfully sold his house for 60k with no deficiency to the seller.

Regardless of your situation - you may qualify for a short sale.  We have successfully short saled homes where the seller had no decrease in income and was current on the mortgage.  If you are upside down on your home - call a short sale expert to explore your options.

Here is a note from a client:

Thank you for all your hard work and all the extra's you did.  Your years as a Mortgage Broker and Real Estate Agent really paid off and helped get the negotiations with the loan provider accomplished.  Thank you for getting the property sold and closed.  Good Luck and may your business prosper.
