A Truly Surefire Feedback System When You Are Selling Your Home

 

Too small, outdated, too expensive, busy street, too close to(fill-in-the-blank), too far from(also fill-in-the blank).   Sellers always want to know what a potential buyer thinks of their home.

So agents will use a variety of feedback systems from the simple call to the agent which may go something like this:

"What did your clients think of my listing at 123 Easy Way"

"Hmm, ahh, uhh, was that the one with the green shag carpeting or the two story with the garage converted to a family room?"

Others may use a computerized follow-up feedback system.   Of course, I love the computerized system that alerts me by email as I am showing the house and follows up with me until I answer.  Okay, I get it, your clients want to know my clients feedback but can you let me get out of your listing before I respond?

Truly, the only surefire feedback system when your are selling your home?    

It's called an offer!    Drum roll, please.

Yes, only with an offer will you know what those buyers think of your home.

Yes, with an offer you are in control.  Only then can you respond or even choose not to respond to that offer.

Of course, if you are not receiving offers --- hmm, what do you think those buyers might think of your home?

Hi Deborah - I understand that feedback can lead to a price reduction but I learned a long time ago in a coaching session this dialog with the sellers at the listing presentation.

There are three things that can happen when you put your house on the market for sale:

1--you get showings and an offer that you can accept, that's what we are aiming for

2--you get lots of showings but no offers, that means your house is in all liklihood being used to sell another house

3--you get no showings and no offers and this likely means we have totally missed the boat regarding pricing

ps -- love the comment about the kids, so true, right?

Marchel - over the last couple of days I seem to be reading a lot of blog posts about feedback systems as well as responding to a couple today so I thought it was time to retell this story I often tell clients --- it's a tried and true and certainly not my "original material".

Mike - so true -- as if the sellers can magically move the location from the main street to a cul-de-sac.

Precisely.  If you don't have an offer, there was something better.....better priced, better maintained, better suited to the buyers....or they didn't even consider this property.  Thanks, Michael.

Michael - The lack of feedback (read that as offers) sends a message more powerful than the critique of the carpeting or room colors.  It's probably time to fix the problem or reduce the price if the seller wants to generate an offer or two.

Michael.  That is the best form of feedback.  I am setting my sellers up for little to no feedback now days, but they just don't understand for the most part.

Belinda - I know sellers ask about feedback but I love it when they ask since I bring up before the property hits the market that the feedback we are looking for is an offer they can accept and a buyer who can close the transaction.

Well put - no offers ARE feedback! 

I love when the listing agent calls you as you are pulling out of the driveway of the listing, with your buyer still in your car!  Geesh - let me have a few hours, okay? LOL

Susan -- no offers = the ultimate feedback.   As we are in the car pulling away from the home and the listing agent is asking for feedback --- can you say desperation --- it certainly feels that way to most buyers.

Evelyn -- that's something that many homeowners don't get --- there may be lots of choices out there for homebuyers.   Even if you ask them, they may not be able to put a finger on why they didn't "choose" any particular home.   Thanks.
